Step 1: Decide if you need to view the property first.
A majority of our clients get comfortable with their purchase using our photos, google maps, google earth, street-view, county info and other online tools to decide on their purchase. If this is you, and you are ready to move forward with the purchase, you can skip the drive out there.
Some of our clients wish to drive the property first. In which case you can view the lot anytime, no appointment needed. Because of the low price point that we sell our land at, there is no budget to compensate an agent to take each interested buyer out to a property. Our policy is to allow clients to visit the land at their convenience. Google Map links are provided in the property listing for you to use. Most of our land is unmarked so you will need know the dimensions of your lot before you arrive which are provided in our listing photos. Contact us and we can share some additional tricks to find property corners.
Step 2: Decide if you are paying CASH or FINANCE and relay this info to us.
If you are paying CASH we will email you a Purchase Agreement for electronic signature, it’s a VERY SIMPLE 1 page document that outlines the parties, the dates, timelines, specifics of the property, and funding details and obligations of both parties. If you are paying cash then SKIP TO STEP 3.
If you wish to FINANCE the property then you will need to plan to have your down payment, first month’s payment, finance fee, voided check, and an ACTIVE BANK ACCOUNT in order to qualify and begin the process. We will send you 3 forms to sign: PURCHASE AGREEMENT, FINANCE AGREEMENT, CONTRACT FOR DEED. See FAQs for definitions of these.
STEP 3: Deposit, Docs, Due Diligence
The point at which you pay a $99 deposit, a DEED will be prepared will be prepared granting title from us to you as the buyer. This $99 deposit lets us know you are a serious buyer and committed to the next stage, Due Diligence. Here we will set up a zoom call OR email you evidence that the property taxes are paid in full, and that the property is titled in our name. We will also provide you with a chain of title report showing clean clear title with no encumbrances. This info is all public record and can be verified with the County Clerks office.
Step 4: Funding & Closing
Next we (the seller) notarize the signed deed and can then record your deed for you, deliver it, or you can pick up at our office in Carrollton, TX should decide to hand off your funds in person and shake our hand. Documents are recorded once full payment is received. Funds must be delivered within 48hrs of a signed Purchase or Finance Agreement-or the property may be remarketed for sale.
Step 5: How Do We Know This Isn’t A Scam??
That’s a good question! Chances are we’ve never met and the idea of buying land from a stranger online may seem risky. Here’s why it is not, (at least in our case).
First, before we buy, we research every property to ensure that it has a clean title, the zoning is what we’re looking for, the taxes are paid and that the parcel is capable of providing its next owner with real value. If all of those criteria are not met, we do not buy the property.
Second, before we sell anyone land, we do a few things first. We answer all of your questions to the best of our ability, we share photos and county information, we ask questions to ensure that this parcel is the right one for you. If it isn’t, we’ll tell you so! We would rather lose a sale today to maintain our relationship for the future.

FAQs
CAN WE CLOSE IN PERSON? -Absolutely! But all paperwork is prepared, signed, & delivered digitally prior to meeting. If you want to drop your funds off and shake our hand and walk away with paper you sure can!
CAN WE ESCROW AT A TITLE COMPANY? Yes, however the escrow fee would be at the buyers expense since we are fully capable of closing this privately through notary and shared due diligence.
SURVEYS? Most of our clients want the most affordable price up front so we we will happily guide you to an affordable surveyor you may hire.
HOW LONG IS MY $99 DEPOSIT GOOD FOR? Your deposit applies to the purchase price and you have 48hrs to fund your balance before we must remarket the property.
